As an integrated real estate company combining investment and development activities, Icade aims to take the lead in building the city of 2050. To this end, the Group launched its ReShapE strategic plan in 2024 focused on four key priorities. Clear progress has already been made in the plan’s first year.
Icade is an integrated real estate company, with its Property Investment and Property Development teams working in close synergy. Property Investment can help carry out projects using its own funds, in addition to sharing its long-term vision that takes into account building operation challenges. Property Development also leverages its presence on the ground, including its strong ties with local authorities, to help Property Investment source new land and investment opportunities.
Examples of synergies between Property Investment and Property Development include the conversion of four single-use buildings into a green, mixed-use neighbourhood in Rungis (Val-de-Marne). The launch of the ‘6ème Art Lafayette’ project in Lyon (Rhône) is yet another example. For this project, Icade Promotion acquired a nearly 8,900-sq.m office tower from Icade’s Property Investment Division, with a view to converting it into 101 housing units by 2026. Icade Promotion will jointly develop the new Le Carré Haussmann neighbourhood in Le Plessis-Robinson (Hauts-de-Seine) alongside SEMPRO, the urban planning agency for this city. The Arcade office buildings, owned by Icade, will feature 650 homes, shops and 4,735 sq.m of unsealed green space.
