  • A compatible 1.5°C carbon pathway

Icade is actively involved in reducing its CO₂ emissions and has made it a priority. For example, it has made new commitments for its two divisions compatible with a 1.5°C carbon pathway validated by the Science Based Target initiative (SBTi). To support this goal, Icade has put in place a 2024-2030 investment plan totalling €145 million. To learn more, see the infographic.

  • A digital and personalised customer experience

To follow up with the customers throughout their residential experience, the Housing Development division has set up a 100% digital pathway. It offers future buyers the chance to sign a digital reservation contract in a sales location or reserve their property directly online, track the progress of their property and customise the interior of their future home.

The Icade&Moi personalised Customer Area allows customers to receive regular updates on the progress of their project, view documentation on their future property and make appointments online, and makes it easy for them to contact Icade advisors via the in-built messaging system.

  • Strengthening local ties and promoting social inclusion

Local roots are a growing expectation among stakeholders and a strong commitment on the part of the company.

Icade contributes to inclusion by building affordable and inclusive housing for economically vulnerable groups (first-time buyers, young workers, low-income households, etc.) or socially vulnerable groups (dependent people or people losing their independence due to disability, ageing, etc.).

Icade Promotion offers a number of schemes: the Bail Réel Solidaire (BRS), which facilitates access to home ownership for low-income households, and a new range of inclusive housing by investing in Domani, a pioneer in shared housing for the frail elderly.

In 2023, Icade has launched its second leasehold development in Cognin (73), and aims to market 10% of its new housing under this type of arrangement by 2026.

Icade is also stepping up its efforts to promote local employment and social inclusion, urban diversity, local partnerships and partnerships with the social economy, solidarity and sponsorship.

  • Improving the well-being, health and safety of occupants

Changes in usage are driving a lasting transformation in the property market.

To anticipate customers‘ new expectations and the transformation of office uses (nomadism, service, comfort, digitalisation, etc.) and working methods, Icade is developing a number of solutions to enhance occupants’ well-being:

    - a wide range of services to enhance their well-being in its business parks: landscaped outdoor areas, shared gardens, sports activities dedicated to well-being, a varied catering offer, etc. These services are run by a network of Happiness Managers
    - ‘Imagin'Office’ offers a range of flexible, modular and customisable offices for self-employed people, start-ups, SMEs and large groups.

Icade Promotion also places the well-being, health and safety of buyers at the forefront of its developments. As a result, 79% of our housing developments will be NF Habitat-certified by 2024. This certification requires the installation of access security systems, including effective lighting around the building and anti-intrusion equipment. Noise pollution will also be reduced through the use of appropriate equipment, reinforced insulation and sound-absorbent materials. In this respect, Icade has set itself a maximum noise level that is twice lower than the regulatory thresholds. Finally, it guarantees the implementation of solutions to improve indoor air quality in homes.

  • Further adapting the office portfolio to changes in demand

Icade has a high-quality office portfolio (1), 86% of which meets customer expectations in terms of centrality, flexibility, services and amenities, and environmental performance. Icade has confidence in the long-term relevance of these well-positioned offices

The Company also provides a wide range of services to improve how buildings are used and reduce their carbon footprint while making the needs of its customers its primary concern. Despite cyclical pressure on rent prices (difference between estimated rental values and current rents assessed at -8.7% (2)), the resilience of the well-positioned office portfolio is reflected in:

    - The historically high financial occupancy rate of over 90%;

    - High and rising levels of customer satisfaction, as shown by the improved Net Promoter Score (+14 points in 2023 vs. +6 points in 2022); and

    - Long-term relationships forged with customers who have been tenants on average for almost 9 years.

Icade believes that only 14% of its office assets are no longer in line with current expectations and as such need to be converted. The conversion of these assets is presently under consideration, with projects identified for about half of them. Among the most advanced projects:

    - The Helsinki and Iéna buildings will be converted into a hotel and an apartment hotel designed to provide the Paris Orly-Rungis business park with additional services and amenities;

    - Nearly 24,000 sq.m of office space in the Inner Ring of Paris in Le Plessis-Robinson will be converted into 649 housing units by the Property Development Division.

Icade has significantly reduced its office pipeline and is highly selective when it comes to its new investments (location, target YoC (3), percentage pre-let). In H2 2023, only the flagship 29-33 Champs-Élysées project representing 12,000 sq.m of office and retail space was added to the pipeline after the building permit was obtained.

(1)Office properties were worth a total of €5.3bn on a proportionate consolidation basis, i.e. 82% of the Group’s total portfolio as of December 31, 2023

The members of the Innovation and CSR Commitee put in place by the board of directors are:

    • Dorothée Clouzot, Committee Chairwoman
    • Florence Peronnau, Independent Director
    • Gonzague de Pirey, Independent Director
  • Biodiversity and soil protetion

Icade works to protect biodiversity and soils using a range of measures and actions designed to bring nature back to the city via its divisions. This proactive approach meets both the requirements of local authorities and the expectations of Icade's customers in terms of making tangible improvements to their surroundings and aiming to contribute the national objective of Zero Net Artificialization.

Icade manages the urban rewilding of its business parks through biodiversity performance contracts signed with CDC Biodiversité that allows the measurement and improvement of indicators on animal and plant life, soil quality, landscape maintenance and park user awareness.

Real estate development operations are assessed by an ecological diagnosis which measures in particular the ratio of urban rewilding both pre-project and post-project. Icade Promotion has also developed two offers to promote urban recycling: the Ville en Vue offer, dedicated to transforming city entrances into renatured districts, and the AfterWork offer, dedicated to restructuring and transforming offices in order to limit the use of new land.

  • Integrating the principles of a circular economy into products and services

Icade deploys sorting centres and collections of used objects throughout its portfolio. The various divisions are also committed to reuse for demolition, renovation and restructuring.

For the Property Development division, this translates into a commitment to carry out 1/3 of renovation projects by 2030.

Lastly, the Property division is working with its tenants to develop action plans for waste management and water consumption by organising environmental committees.

  • Accelerating portfolio diversification in line with the growing need for mixed uses

Over the period covered by the Plan, Icade aims to further diversify its portfolio into segments with solid fundamentals and in which the Group already has expertise. Priority will be given to developing these value-creating projects on the Group’s land bank in its two long-standing business parks, namely Portes de Paris and Paris Orly-Rungis.

    - Light industrial (4)

    • Icade owns a portfolio of various light industrial properties (workshops, TV studios, warehouses, etc.) worth a total of €703m on a proportionate consolidation basis as of December 31, 2023. These assets are located in the business parks that the Group has enhanced by providing services, amenities and events for users as well as through concrete measures to promote low-carbon transition and biodiversity. This asset class attracts world-renowned tenants such as Pierre Hermé, Lenôtre, LVMH, Schindler, etc. Operating indicators are solid (financial occupancy rates between 91% and 94% over the past three years, estimated rental values up +16% on average since 2020) and show potential for growth (potential positive reversion of +4.3%).
    • Five development projects have been identified in the Paris Orly-Rungis business park to date, representing roughly €150m in investments and €14m in annual rental income

    - Student housing

    • In this structurally undersupplied market, Icade’s Property Development Division has real expertise in building next-generation student residences, developed for well-known operators such as Uxco Group, The Boost Society, etc. Since 2015, Icade’s Property Development Division has built 16 student residences with over 4,000 beds and has a pipeline of 9 other residences to be completed by 2028 with around an additional 2,300 beds.
    • One project has been identified in the Portes de Paris business park to date, representing around €75m in investments and €4.3m in annual rental income

    - Data centers

    • To meet the growing need for data centers, Icade has a number of competitive advantages that will allow it to step up its growth in this segment (5). Our close relationships with local authorities, welllocated land and track record with major market operators allow us to envisage projects on a larger scale.
    • Two projects have been identified in the Portes de Paris business park to date, representing around €76m in investments and €5.2m in annual rental income, as well as a 130 MW hyperscale project in the Paris Orly-Rungis business park, totalling €280m in investments and around €20m in annual rental income by 2030.

    (4) This asset class accounts for 11% of the portfolio and includes data centres

    (5) As of December 31, 2023, five operating data centres with a capacity of 18 MW of IT load and one data centre being developed with a capacity of 10 MW of IT load

  • Developing employee skills

In line with new business trends and work practices which have become more dynamic and collaborative, Icade aims to offer its employees a stimulating career path with opportunities for advancement. Such a career path is based on an active policy of promoting the development of employee skills whose objectives are: to support new ways of working and to develop managerial practices, to anticipate the evolution of business skills, to develop cross-functional skills and to encourage sharing through the development of a network of internal trainers, and finally to raise awareness and engage employees in terms of CSR and business ethics.

In 2023, Icade launched the Icade Climate School, its training programme dedicated to environmental issues. This year, more than 550 employees from the Property Development division received training in low-carbon construction tools and methods. Icade's Property Investment teams have also received training in adapting to climate change and protecting biodiversity, with the aim of implementing concrete solutions when planning work on assets.

  • Reinforcing our responsible procurement policy and supplier relationships

With an annual amount of nearly 1 billion euros of purchases, made from a network of about 10,000 suppliers and partners, Icade is one of the major contractors active in France. In order to make its values and requirements known to them, Icade has implemented a responsible procurement charter for its two business divisions. Icade sought to introduce more stringent requirements and has included CSR criteria in the requests for quotation and evaluations issued by the Procurement Department specific to each supplier category.

  • Automatically handle construction issues

Icade offers a mobile app that simplifies the customer relationship during site visits and makes identifying issues easier by offering customers a dedicated space to declare any potential concerns and monitor their progress.

  • Building the 2050 city to be diverse, innovative and sustainable

The need to improve the mix of uses and tackle climate change are making it necessary to rethink the real estate business even beyond the end of the Plan period. As a responsible property investor and developer, Icade has been successful in building, managing and transforming property assets to create mixed-use neighbourhoods and sustainable cities.

Firstly, thanks to its expertise in the residential segment, Icade is able, alongside local authorities, to redevelop and add value over the long term to neighbourhoods that were in some cases mainly commercial areas before being transformed. The project to renovate and build light industrial units and around 600 housing units in the Paris Orly-Rungis business park illustrates the mix of uses that can be introduced and the synergies that can be achieved between Icade’s Property Investment and Property Development businesses (Estérel project).

Secondly, Icade is an innovative company with a strong commitment to low carbon transition and biodiversity.

In addition to its existing goals, Icade has set additional low-carbon objectives under the new Strategic Plan:

    - Allocating €145m (6) by 2030 to environmental capex and bringing 95% of its well-positioned office portfolio into compliance with the SBTi-approved carbon reduction pathway and with Éco Énergie Tertiaire, France’s energy efficiency initiative for service sector properties;

    - Speeding up the decarbonisation of real estate by using timber and renewable bio-based materials in 1/3 of its new build projects and having renovation projects account for 1/3 of all projects in 2030.

Having led the way in terms of preserving biodiversity, Icade introduced an advanced methodology for measuring it in 2023 with the help of ecologists based on recognised standards. This methodology helped the Group to set ambitious goals and will make it possible to monitor and quantify the progress made in preserving biodiversity.

The Jallère urban development project in Bordeaux-Lac showcases these goals. It involves the conversion of a 35-hectare commercial district (including around 50,000 sq.m of obsolete office space) and the construction, exclusively on previously developed land, of a mixed-use project that will include residential and other types of buildings (offices, student residence). This innovative and ambitious project will be in line with carbon neutrality and no net land take objectives. On February 14, 2024, it was selected as one the 22 projects supported by the French government designed to increase the country’s housing supply (“Territoires engagés pour le logement”).

    (6) Over the 2024–2028 period

  • Improving the quality of life and working conditions

As a major office property player, Icade is well aware of the close relationship between working conditions and employee well-being. As a result, the Company has created open, flexible workspaces that promote efficiency, teamwork and creativity. Work-life balance is achieved through the development of remote work. To measure the impact of these initiatives on workplace well-being, Icade has entered into a partnership with the start-up Wittyfit.

  • Developing eco-mobility solutions

Transport accounts for a quarter of the average french carbon footprint, two thirds of which is related to the car. To meet the growing demands of its customers, Icade is committed to locating its buildings near public transit networks and offering its customers innovative sustainable mobility solutions : privately-owned public transport (a private fleet of 100% electric buses and electric river shuttles in business parks), charging points for electric vehicles, car-sharing, car-pooling and bike-sharing solutions, and the « Bycycle Initiative”.

This initiative designed to promote bike commuting in cities by impoving the accessibility and the quality of parking facilities and the associated services.

  • Connected and smart homes

For more comfort, security and savings, Icade homes are designed with smart objects in mind, including immediate access to super-fast internet via fibre-optic cable installed in the building, high-quality internet in living spaces and bedrooms (RJ45 sockets) and a home automation pack available as standard or an optional extra, depending on the range of services.

  • Ensuring business ethics

Compliance with the rules of good conduct in terms of business ethics and transparency with our partners are fundamental to Icade.

The Compliance Department works every day to counter the risk of corruption, money laundering and the financing of terrorism. It also ensures the protection of personal data. To accomplosh this, measures such as an ethics charter and dedicated training have been put in place. Finally, in addition to the confidential internal whistleblowing system guaranteeing the protection of whistleblowers, an external whistleblowing line, dedicated in particular to the company's co-contractors and subcontractors, was set up in 2024.

  • Maintaining a strong financial structure

Icade confirms that the Group will pay rigorous attention to the health of its financial structure. For example, Icade intends to maintain very strong debt ratios (LTV ratio including duties between 30% and 35%, ICR > c. 4x, net-debt-toEBITDA < c. 9x (7)), a solid level of liquidity and a prudent hedging policy (minimum of 85% of fixed rate or hedged debt).

Its resource allocation plan over the 2024–2028 period, estimated at €4.2bn (8) (including €1.3bn (9) in future proceeds from stages 2 and 3 of the sale of the Healthcare business), aims to strike the right balance between making new investments and reducing the Group’s debt. This amount is expected to finance:

    • Investments totalling c. €1.8bn (10), expected to generate c. €120m in additional rental income by 2028;
    • Debt repayments for c. €1.7bn;
    • Dividends from the disposal of the Healthcare business (11) estimated at c. €0.7bn (including c. €0.4bn from the completed first stage of this sale).

    (7) Average financial ratios over 2024-2028 period, for indicative purposes only

    (8) Simplified sources and uses of funds statement, excluding current cash flow and recurring dividends

    (9) Amount estimated as of December 31, 2023 assuming stages 2 and 3 of the sale of the Healthcare business go ahead as planned

    (10) With €0.3bn allocated to the existing pipeline, €0.4bn for diversification projects, €0.2bn for assets to be repositioned, €0.5bn for potential acquisitions and €0.4bn for other capex. The estimated target yield for these capex is [4-7]%

    (11) Mandatory dividends estimated based on the proceeds from the sale of the entire Healthcare business

  • Promoting diversity in all its forms

Icade considers diversity a source of social cohesion, performance and innovation. A diversity officer ensures the implementation of a continuous progress approach by focusing on gender equality, the integration of people with disabilities, age diversity and the inclusion of young people struggling with unemployment. At the same time, since 2024, two schemes to support parenthood have been offered to permanent employees: pre-financed CESU vouchers for early childhood and access to the ‘Lyfe, moi parent’ application.

  • Innovation synergy

Providing a new urban experience by designing projects which are creative, innovative and bold, in harmony with new habits and lifestyles.

  • How did the idea for your project come about?

Emmanuel Morvan: My job involves meeting future buyers. They are tied to a PLU (local urban planning plan), the choice of architects, etc. They have little room to manoeuvre in terms of their future housing purchase. I thought that in the era of personalisation it was important to offer them a form of freedom by integrating them upstream in the process to choose the size and layout of rooms, outdoor spaces, interior design, etc.

  • How did your idea come to fruition?

E.M. : I participated in an internal workshop on customer relations. During these two intensive days, I met colleagues who agreed with my point of view. Our pitch aroused the interest of members of the management team. The innovation department helped us to put together a solid case. The project was then tested according to the PoC (Proof of concept) method. I set up a structure to seek funding from the Icade innovation commitment committee. Imagin' Home is now in start-up mode and the project is progressing well. It is gaining the support not only of the internal community, but also of customers, the market, elected officials and communities.

  • How would you rate the whole process?

E.M. : It was an extraordinary journey even though I have far exceeded the 30% of time supposedly dedicated to my project. I would like to acknowledge the crucial support of Hans Oswald, the National Sales Manager. Today, all systems are go and everyone can test the housing of their dreams on the website imaginhome.icade.fr.

  • Arc de l’Innovation targets the eastern suburbs of Paris

This project is managed by Paris&Co and supported by the Est Ensemble, Grand-Orly Seine Bièvre, Paris, and Plaine Commune communities. It has a clear objective: to identify and assist innovative projects with a local social impact. This is possible through the financial support of six private planning companies including Icade for undertaking projects, creating regional promotional tools, and having meetings to support innovation.

  • The Creative Factory thrives in Nantes

The Société d’aménagement de la métropole Ouest Atlantique (Samoa) is managing the urban plan for the Nantes area and has formed the Creative Factory. As anecosystem with many actors and partners, it develops on-site urban tests on two themes: connected spaces and third places. For the latter, Icade has undertaken joint examination sessions and experiments with the Creative Factory.

  • A Chair dedicated to the urban transition

The Entrepreneurship Territory Innovation (ETI) Chair at the IAE Paris-Sorbonne Business School relies on a partnership with Icade. For a three-year period, it unites various research and regional actors to rethink how we innovate in order to create more economic, social, and ecological value across a territory. Through this chair, Icade is helping with an urban transition demonstrator in partnership with other members of the plan.

  • Knowledge synergy

Applying all of our knowledge to bring you highly diversified solutions involving office real estate, housing, hotels, shops, medical-social facilities, infrastructure, etc.

Pooling our expertise with that of our partners Cycle Up (an innovative platform dedicated to the reuse of building materials), Ceebios (the European Centre of Excellence in Biomimetics), REI Habitat (wood‑based construction), Deyrolle (Nature-Art-Education label) and other key players such as industrial partners, start-ups, associations, researchers and urban artists.

  • Team synergy

Bringing together all the players involved through an open and participatory approach.

  • Sustainable synergy

Incorporating environmental requirements. Turning the city into a resource.

Returning the city to its natural environment through bio-inspired real estate.

  • Moving towards smarter homes with MaSmartHome

To fit its customers’ homes with the best, most cutting-edge technology, Icade has joined forces with the startup MaSmartHome. Icade designs pre-equipped buildings that are compatible with the latest innovations in home automation, while the startup selects, installs and configures the equipment based on lifestyle scenarios that are produced in partnership with residents and designed to suit their needs.

  • Grow Up sows the seeds of creativity

Founded in 2015, Grow Up is the first incubator dedicated to startups specialising in the property and urban services sector to be fully funded by a private stakeholder. At Grow Up, Icade supports young companies such as Ngine Networks, which has developed a dynamic display system. This allows building occupants to receive real-time information on the management of – and on life at – their workplace. The startup installs screens in buildings owned by Icade, including Open, its headquarters. Ecov, another startup, has designed a short-distance car-sharing solution for everyday journeys. This locally focused service offers smart car-sharing stations and a social network to put drivers and passengers in touch with one another.

  • Would you like to switch offices according to your needs?

A third space near your house; a makerspace at Open, our headquarters; a free desk in an open-plan office; or remote work: at Icade, the choice is yours. We promote a dynamic and collaborative work environment to facilitate idea-sharing, develop synergies, and improve quality of life at work.

  • Do you think that Generation Y has follow-through?

We believe in young talent, and we offer these professionals the means to express their creativity and enthusiasm. Develop a concrete, innovative project over several months with the Graduate Program. Share your ideas with management through the Y Board. Join in volunteer efforts. The possibilities are nearly endless.

  • Connecting with Deepki to optimise consumption

How can CSR reports be easily generated while also improving their reliability? To tackle this issue, the Services Properties teams got in touch with the startup Deepki. Together, they successfully completed an in-depth transformation of Icade sites’ energy performance monitoring. Collection of consumption data from shared and private areas now takes place automatically, making data collection faster and more reliable. Icade and its tenants now have a clear vision of their consumption and can redouble their efforts to reduce it.

  • Building objective property management with PriceHubble

PriceHubble develops creative digital solutions to analyse properties and their surrounding area and to predict their market dynamics. The result is high-level transparency that ensures optimum decision-making. Icade called on the startup to launch a predictive asset valuing trial, most notably as part of the Greater Paris Express.

  • Setting seed with Jardins de Babylone

The partnership between Icade and Jardins de Babylone forms part of the Versailles Pion consultation, which was won by Icade. The innovation team issued a call for applications to the startup ecosystem. Following the selection process, Jardins de Babylone joined the grouping, bringing with it its skills on matters of introducing plants into building design.

  • On the hunt for co-innovation opportunities

Icade has an extremely active monitoring policy. Sourcing startups and launching partnerships with incubators are both central elements of its commitment to innovation. As a founding partner of the city of Paris’s Urban Lab, Icade strives to be the first to identify solutions for the property sector of the future. Within Urban Lab – the testing laboratory at Paris&Co, the capital city’s economic development and innovation agency – 25 startups are accepted each year. They are given the best possible conditions in which to test their solutions in situ within buildings made available by Icade.

  • Forging bonds to unleash creativity

At the interface between business requirements and the ecosystem of partners, the innovation team matches the needs they identify with stakeholders that could meet those needs. It also presents potentially interesting innovative services or products to the relevant teams. It then organises co-design workshops between the business teams and startups on the targeted issues. This approach is also used in flagship projects such as Coach Your Growth. This platform of services offered by startups to employees at Icade sites helps to improve their quality of life. What’s more, it has resulted in the creation of a community of users, encouraging them to share business skills and expertise.

  • H7: the future hub of digital innovation

The H7 space was designed as a model space to strengthen innovation in the Lyon region. It aims to accelerate creativity of budding young creative people while opening its doors to all entrepreneurs and talented people creating projects. Icade has chosen to be a partner to support the local ecosystem of innovation.

  • Do you have an entrepreneurial spirit?

Our managers know how to mobilize, challenge, encourage, and redirect when necessary. Managers with Icade’s positive energy are women and men who have broken with new management practices. They aim to help their employees grow through a healthy, constructive managerial relationship, allowing them to become more independent and develop their performance.

  • OpenDataSoft filters data

Icade has put a range of measures in place to ensure effective data governance, including offering a platform – made available by the startup OpenDataSoft – that brings all the necessary data and tools together in one central location for visualisation, analysis and sharing. Supported and financed by Icade’s innovation fund, the trial – carried out in Tower PB5 at La Défense – is based around the installation of a number of sensors. These collect a wide range of data, which the platform then cross-references and filters, providing smart feedback to facilitate the decision-making process and to improve our buildings’ performance.

  • Turning the city into a resource

Although our cities and metropolitan areas have never been more populated, the city of tomorrow must not be designed to only address the challenges facing them today. We believe that the city is above all a solution and an opportunity in which to find the resources that we need. Cities drive innovation and require us to rethink the way we live and be able to change and adapt.

At Synergies Urbaines, our aim is to turn the city into a resource. We believe that the city of tomorrow can promote biodiversity, capture and store CO2, conserve water resources, mitigate the effects of heat waves and urban heat islands, develop sustainable food, clean up the air, reduce air pollution, etc.

We are tackling all these issues in a dedicated working group and this conviction permeates all of our initiatives.

  • The commitment committee

This committee is in charge of reviewing and providing an opinion on all investment or disposal commitments of Icade and its subsidiaries. It meets once a week.

  • The risk, rates, cash and financing committee

This committee is responsible for monitoring cash and financing policies, as well as market and investment risks. It meets once a month and also coordinates the asset-liability management of the company.
