50,000 sq.m of floor area, broken down as follows:

• Residential: 40,260 sq.m of floor area (544 homes including 30% social housing)
• Retail: 860 sq.m of floor area
• Business premises: 510 sq.m of floor area
• Hotel: 3,000 sq.m of floor area
• Public facilities (school and multi-purpose room): 1,800 sq.m of floor area
• Private facility (childcare centre): 400 sq.m of floor area
• A micro-farm with Fermes de Gally

Background & Location

Following a procurement process launched by the City of Versailles, Icade was granted a concession contract for the development of a predominantly residential mixed-use development project featuring 50,000 sq.m of floor area on a 210,000-sq.m plot, on the site of the former Pion barracks in Versailles.
The project will be set in a unique location, bordering the gardens of the Palace of Versailles. It has been designed to create a next-generation garden city, a Green Oasis, where its inhabitants live immersed in nature. With this objective in mind, the project includes a micro-farm, a permaculture training centre, 150 shared gardens for its inhabitants, a nursery, an orchard and a Maison du Bois. The project’s philosophy, developed by Deyrolle, a partner of COP21, can be expressed in three words—Nature, Art and Education. Another unique feature of the site is that it will be used as a support base for the equestrian events at the 2024 Summer Olympics in Paris.
The predominantly residential project features four types of housing—namely semi-detached houses, terraced houses, maisonettes and small multi-family buildings—in order to promote architectural diversity and new ways of living. 

Icade and the City of Versailles share the following project objectives: 

• Focus on aesthetics and cultural heritage
• Creation of an edible landscape
• Innovation and environmental excellence (E+C- label for all new builds)

Timeline & Stakeholders

The target project timeline runs from 2018 to 2027. The project will be divided into three phases:

• Phase 1: 2022–2025 (completion of 230 homes, shops, facilities and hotel)
• Phase 2: 2023–2026 (completion of 113 homes)
• Phase 3: 2025–2027 (completion of 205 homes)
