Digital Campus YNOV/NEXUS in Montpellier

A training centre for the professions of tomorrow

Icade Promotion, in co-development with Promobi, has launched construction work on the Nexus project in Montpellier (34). Nexus is a real estate complex covering 19,000 m2, comprising a 3-star Tribe hotel (Accor), two office buildings sold to the real estate company Inéa and a Ynov digital school, a specialist in digital training in France and already a partner of Icade on campus projects in Toulouse, Aix-en-Provence and Ivry-sur-Seine. Situated near the new TGV station, along the A9 highway in the Cambacérès ZAC, the project will be integrated into Montpellier's future digital hub, which will notably host the Halle French Tech, the Montpellier Business School (MBS), and the Halle Nova, a center dedicated to innovation and digital professions.

La Plateforme

An innovative digital campus within the extension of Euroméditerranée

Winner of a consultation launched in March 2022, Icade Promotion will build an innovative campus in the Euroméditerranée extension in Marseille for "La Plateforme", the digital and new technologies school co-founded by entrepreneur Cyril Zimmermann and the Top 20 Club, which brings together major companies in the Aix-Marseille-Provence metropolitan area. In addition to the school, the 25,000 m2 digital campus will offer 2,500 m2 of cultural space (cinema, auditorium, etc.), local shops, community services (community incubator, community grocery shop, café, restaurant, repair and craft workshops, etc.), a cooking school, and a sports field. Derived from the rehabilitation of an industrial brownfield, part of which will be preserved and enhanced, the project aims for the most ambitious environmental certifications and labels (BDM, BREEAM, RE2020, E+C- level E2C1).

The future of the Rade de Toulon

Preserving heritage and the environment together

As part of the extensive urban and landscape redevelopment operation of the harbor of Toulon (13), Icade Promotion and Eiffage Immobilier won a call for projects launched by the Toulon Provence Mediterranean metropolis in December 2021 for two major projects: "Les Promenades de la rade," a new urban complex opening the city to the harbor, and "Le Casabianca," the conversion of a former military site into a convivial space open to the public. Designed with a focus on preserving heritage and biodiversity, both projects aim for high environmental efficiency. The Promenades project will collaborate with Dalkia (EDF group) to establish a thalassotherapy network for heating and cooling the neighborhood, work with the Veolia Group on an exemplary circular economy approach, and enhance local biodiversity in collaboration with CDC Biodiversity.

A new generation of offices

Just a stone's throw from Lyon Part-Dieu station (69) and at the heart of the historic Brotteaux district, NEXT embodies the new era of office space through a transparent architectural redesign that is open to its surroundings. As a comprehensive restructuring program of a 1990s building aiming for the highest levels of environmental certification, the project addresses the evolving needs of businesses by offering on-site services and dining options, seven completely redesigned office levels, a spacious landscaped patio for alternative workspaces, and a 1,500 m2 rooftop with panoramic views of Lyon.

M Factory

Rooted in History, facing the future

Among the most beautiful examples of Marseille's industrial architecture (13), the building is known locally for its role in rescuing British sailors during the war. It is now reborn as M FACTORY and, upon its completion in 2023, will offer over 6,000 m2 of low-carbon and ultra-connected offices and services in the heart of Euroméditerranée, the economic center of the second-largest city in France – a true eco-city open to the sea. M FACTORY stands out for its remarkable design in terms of environmental sustainability and connectivity, aiming for the highest certifications in terms of comfort, energy efficiency, and environmental protection.

Grand Central

An emblematic renovation in the heart of Marseille

Built in 1937 by Auguste Bluysen, the former headquarters of La Poste is now undergoing an emblematic refurbishment in the heart of Marseille's 1st arrondissement. The major challenge of the project led by Icade? To preserve the soul and majesty of the building while adapting it to the environmental and service requirements of a 21st-century office building: 8,500 m2 of premium offices and services, coworking spaces, connected landscaped areas including a rooftop with an exceptional view of Notre-Dame de la Garde... By sublimating its architectural heritage, Icade aims to make Grand Central one of the symbols of Marseille's renaissance.
