The challenges of sustainable development are integrated in all Icade’s activities.
Property investment
When managing its assets, Icade improves the environmental quality of its new or existing buildings in France and abroad (offices, shopping centres, clinics and housing units).
It already operates 88,867 m² of offices which are certified “high environmental quality” (HQE®). It has begun the process of HQE® Exploitation certification of its offices, while developing the reference framework and obtaining this same certification for building 270 in Aubervilliers in the first list of certifications in December 2009. It has applied for BREEAM® certification for a renovated building in Rueil-Malmaison, the H2O building.
Property development
In its business as a property developer, Icade aims for a high degree of energy control in its buildings through low energy consumption (BBC) or, as a minimum, since 1st November 2009, through very high energy performance (THPE). In commercial property development, Icade also produces all of its operations in HQE® and will also test a BREEAM® certification (British equivalent to HQE®) on a renovated building.
In 2009, the Company undertook to complete an exemplary low-energy building renovation as a case study within its demonstration projects, namely on the Beauvaisis building in Parc du Pont de Flandre in Paris.
In residential housing, Icade is developing “low energy building” (BBC) products in order to prepare as early as possible to manage this level of performance which will become compulsory in construction from 2013.
In terms of public amenities, Icade already carries out environmental processes in certain of the projects for which it is responsible: high schools, hospitals, social housing, etc.
In the urban planning and development business, Icade is creating large-scale projects with strong environmental characteristics.
Following the exemplary realisation of the Parc nautique de l’île de Monsieur, Icade has developed two major sites: reconversion of the MacDonald warehouses in Paris and development of the ZAC du Plessis-Botanique at La Riche. These two operations are subject to a sustainable development charter which recalls the principle objectives to be achieved.
Property Services and engineering
Environmental management is becoming increasingly professional, which for the property services and engineering businesses means developing “environmental” management methods.
Sustainable development initiatives in property management are always carried out in partnership with the owners and the operating companies of the sites that are managed. Several actions can be cited for 2009: studies and remote metering of energy consumption, work to remove lead, contract concerning “HQE® Exploitation”, overall procedures concerning the operation of buildings.
Concerning buildings engineering, Icade Promotion Ingénierie, specialised in construction, carries out technical survey assignments and AMO HQE® assignments in construction, providing a high level of expertise in sustainable development, both for Icade’s projects and for external clients.
In 2009, this department completed studies of Villejuif 6 for Icade Promotion and had already completed studies on the Odysseum shopping centre in Montpellier.
It is also responsible for the AMO HQE® assignment for the Le Millénaire (Aubervilliers) commercial district, one of the very first shopping centres to aim for “HQE® Commerce” certification in France.
For renovation and environmental studies, Icade Gestec is a specialist engineering firm covering surveying, assistance to the prime contractor and assistance to the contracting authority, with a significant sustainable development aspect, as the range of its assignments illustrates: “HQE® Exploitation” certification, energy saving certificates, energy and carbon footprints, PPE® environmental progress plan, project management assistance for Habitat & Environment asset renovations, environmental studies and diagnostics.
