Office portfolio

The portfolio of offices in France (237,880 m2 rentable space at 31st December 2009), mainly in the central business district of Paris, at la Défense, at Boulogne-Billancourt and at Issy-les-Moulineaux, is estimated at €1,042 million at 31st December 2009.

Icade has an office portfolio in Germany. Estimated at €358 million at 31st December 2009 with 119,264 m2 of floor space, it is composed of eight commercial property complexes acquired from Daimler, and 80 ha of property reserves, in particular in Munich, Berlin and Düsseldorf.

Business parks portfolio

Icade owns and is developing a major business park to the north of Paris of over 76 ha, of which 474,244 m2 is rentable as at 31st December 2009, and which should provide significant future  expansion. This asset, which was valued at €1,289 million as at 31st December 2009, is composed of offices, business premises, warehouses and audiovisual production studios.

Shopping centres and shops portfolio

Icade is developing the Le Millénaire shopping centre on one of its business parks in Aubervilliers, and in September 2009 delivered the Odysseum shopping centre in Montpellier.

The Company owns 95% of the capital in Icade Bricolage, which has 36 shops. The appraisal value of these portfolios is €281 million as at 31st December 2009.

Healthcare and public amenities portfolio

Finally, there is the portfolio of public and healthcare amenities, which is experiencing significant growth, with an appraisal value at 31st December 2009 of  €842 million for rentable floor space of 364,126 m2; the portfolio principally comprises an office building located in Levallois-Perret which is leased to the Ministry of the Interior, and 23 clinics.

Residential property portfolio

Icade is currently divesting a large part of its housing assets to a consortium of social housing organisations. At 31st December 2009, its portfolio of housing assets was estimated at €1,992 million, for 1,900,812 m² and 28,564 housing units.
