Our commitment

Icade’s plan of action and sustainable development policy is translated into concrete commitments, some of which are already in progress :

• private commercial and housing property development activities to achieve a minimum level of very high energy performance ;
• commercial property development activities all studied on a low energy building basis ;
• gradual certification by Certivéa and Cerqual of Icade Promotion’s general management system to ensure that all commercial and residential activities benefit from the “NF HQE® Démarche” label ;
• annual development of a carbon energy map for all Icade’s activities from 2010 ;
• 10% reduction in Icade’s Carbon Audit between 2007 and 2011 ;
• optimisation of the operation of buildings held by Icade, in particular through “HQE® Exploitation” certification and the launch of an ISO 14001 process for the management of its business parks ;
• increase the rate of disabled persons working for Icade to 3% ;
• annual organisation of the Icade Sustainable Development Awards.

Icade’s sustainable development commitments

In order to implement its sustainable development policy, Icade has, since 2008, been developing a « sustainable development » initiative steps.

1st step: carry out exemplary property projects

Between now and 2011, “demonstration sustainable development” construction, renovation and operation projects will be carried out with the aim of accommodating, as far as possible, the 2020 environmental standards and controlling costs. The project-owner support services mission on these demonstration projects has been launched, and an initial site selected for exemplary renovation: the Beauvaisis building owned by Icade at the Pont de Flandre business park, Paris.

These projects will also serve as the basis for an internal cycle of training and awareness campaign to handle changes for ambitious future “sustainable” projects.

2nd step: constantly improve Icade’s range of sustainable offer

Icade is setting itself energy performance objectives for the buildings it completes. It is also targeting other “sustainable” objectives: firstly, managing the Carbon Audit of its activities and products. To achieve this, the Company has adopted a carbon policy following the Carbon Audit conducted on 2007 activities; secondly, it will gradually apply a multi-criteria (energy, carbon, water, waste, lifestyle, etc.) “sustainable development” label to its buildings.

Icade is also participating in large-scale urban projects to prepare the “sustainable city” (Chevilly-Larue, Ivry-sur-Seine, ecobusiness district on its business parks).

3rd step: a company that is sustainable in its daily activities

As part of its responsible human resources policy, Icade aims to set the example in the “training and information” provided to employees and in Icade’s internal operations. (See HR section and green actions.)

4th step: sustainable financial innovations

The financing of sustainable property projects is a priority to find solutions which will make them accessible. To achieve this, Icade is working to develop innovative financial engineering for sustainable projects around energy saving certificates, overall cost analyses and Green Value (added value generated by the environmental characteristics of a building).
