For more than 20 years, Icade Gestec has been developing strong expertise in consultancy and support for contractors, owners and users of property of all kinds –commercial, public services, residential, logistical, etc. – at every stage in the property lifecycle.

Our expertise

Optimising operation and maintenance:

  • taking into account the operation and maintenance of a building at the design stage,
  • putting in place an energy performance contract,
  • commissioning a project from planning to putting into operation,
  • auditing the operation and maintenance of a site, rationalising needs, compiling asset inventories and ongoing maintenance plans,
  • issuing multi-technical invitations to tender.

Analysing, diagnosing and drawing up new energy strategies:

  • carrying out technical, energy and environmental, comfort, health and safety audits,
  • assessing the technical and environmental quality of an asset as part of an acquisition projects,
  • developing and planning a major capital repairs renewal plan, five-year investment plan,
  • drawing up a property asset renovation strategy  as part of the “Grenelle” environmental requirements.

Providing assistance with performance certification for property assets (HQE® , low energy consumption buildings, etc.):

  • Assistance with the certification process for HQE® / HQE® Exploitation and BREEAM ("BRE Environmental Assessment Method")
  • Studies of a project's potential for energy certification (low energy consumption, passive energy, etc.).

At the same time, Icade Gestec develops research projects (Ademe, PREBAT, Ecology Ministry, CSTB, etc) which refine and consolidate our expertise in our operational roles.

  • Specialist project management support with global costs and HQE®  environmental standards for all types of property projects.
  • Property technical audit  (detailed) and asset technical audit  (multi-year  capital repairs plan, energy improvement plan), end of 10-year guarantee audit, health, safety and working conditions audit, etc.
  • Multi-technical, multi-service invitations to tender, compiling inventories, market reports, analysing offers and drafting contracts.
  • Assessment and creation of indicators for the maintenance policy, organisation of services, analysis of charges, support with outsourcing, checking the work of technical and service providers.
  • Scheduling of improvement plans for property assets, helping put in place energy performance contracts, carrying out environmental progress plans for a property.
